MGME have recently commenced work on Rockbrook, Sandyford for our client Comer Group.

Our scope of works on this Project consists of the full delivery of mechanical services to 428 apartments / Duplexes. The apartments and duplexes are split across two blocks and six cores with thirteen and eleven floors respectively above ground and three floors of basement. The apartments will be fitted with a Qvantum exhaust air heat pumps to supply hot water, heating and ventilation to the space.

Our works also consist of communal area mechanical services which include cold-water storage plant and distribution network of piping throughout each core to serve all of the dwellings with cold water, Three levels of basement area with fire rated passive smoke ventilation, communal soils pipework and Dry risers to each core. The building also includes commercial and retail spaces, roof gardens and central courtyard.

The development comprised 249 student accommodation across five interlinked blocks, including one protected heritage structure. The purpose was to address Dublin’s urgent need for high-quality, energy efficient student housing in time for the 2025/26 academic year.

MGME works included:

Central water storage and booster systems
Communal air source heat pump hot water generation
CAT 5 Water Break Tank, dry riser install and trace heating
Water services, soils and waste installations to all apartments
Space heating and ventilation systems
Communal drainage and BMS integration
Smart app based controls and building wide leak detection

This project was a rapid delivery programme, with completion aligned to the October student intake. The project was successfully delivered in two phases,, commencing August 2024 and completing September 2025.

This was a fast-paced project (64 weeks) for our client Fajon Construction located in the Barberstown area of Dublin.  The scheme consisted of 235 apartments and 12 townhouses over 3 blocks each with two cores, the blocks ranged   from five floors to seven floors high.

Works consisted of:

• Heating generated within the plantroom using Hamworthy Wessex Modumax gas boiler systems and is circulated and distributed around a piped heating network within the carpark and each riser to each apartment via a Wilo triplex circulating pump arrangement within the plantroom
• Each apartment is fitted with a Danfoss heat interface unit
• Each apartment is ventilated using a Vent Axia sentinel Kinetic plus MVHR unit
• Each apartment is provided with cold water from a communal 70,000 litre cold water storage tank
• HDPE fusion weld soild and rainwater pipework throughout the building
• Full BMS control system to monitor and control all of the communal plant within both the plant room and tank room
• A gas detection system to monitor for both natural gas and carbon monoxide within the plantroom
• Automatic pressurisation unit & expansion for the heating system
• Stainless steel flues for the Boiler, CHP and electrical generator from the ground floor plant room to the roof level
• Bin store extract ventilation including fire dampers
• Cleaners store ventilation including fire dampers
• Electrical generator ventilation including fire rated ducting, fire smoke dampers, control panel and intake/exhaust louvres
• Boosted CAT 5 system to supply bin store taps and irrigation taps for the first floor podium greenery areas above the carpark
• Underground fusion weld MDPE gas pipework from the GNI gas meter skid to the plantroom
• Apartment flatpack MVHR ductwork, CWS and soils pipework
• Versatile Radik compact radiators and chrome towel rails for each of the apartments
